Gadinksy Real Estate and Echion USA announce the completion of
two new Walgreens stores in two Historic Miami Beach neighborhoods.

Third Miami Beach Walgreens to Break Ground Soon

MIAMI BEACH, FL (April, 2012) – Seth Gadinsky of Gadinsky Real Estate and Daniel Hotte of Echion USA announced today the completion of two Walgreens pharmacies, and the commencement of a third, in the City of Miami Beach. Gadinsky Real Estate and Echion USA are the developers and leasing agents for all three stores, which together total 33,000 square feet in retail space.

The completed Walgreens stores, located in the areas of Normandy Isle (2000 Normandy Drive) and South Beach (1011 Alton Road), each reflect a modern twist on the historic architectural style of the neighborhood and the period in which it was developed. 

The architect team for the projects, Frank Demandt of Demandt Architecture, P.A., and Robert Brown, recognized that the neighborhoods in which the Walgreens stores were being planned were developed in different decades, each with distinctive architectural traits.  It was their decision to develop a “Progressive Moderne” design for each store that would compliment the existing structures and buildings of the individual neighborhoods.

The Normandy Isle Walgreens store, the first of the stores to open in December 2011, is located on the west tip of Normandy Isle in a neighborhood that was largely defined in the 1950s and 1960s when the MiMo architectural style was predominant throughout the area.  This 12,990-square foot Walgreens showcases a refreshing interpretation of many classic MiMo features.  The rooftop parking appears to be a floating superstructure above the ribbon windows of the store. Cutout and marine imagery abound throughout the structure with famous cheese hole patterns and eyebrow canopies also making an appearance in the design.  Even the Walgreens sign and logo derive from the Mimo-like lettering of the fifties.    

Like the neighborhood in which is sits, the design style for the 10th and Alton Walgreens defies categorization. The 10,000 square foot building is located on the west side of the Flamingo Park Historic District and across from the Miami Ad School, formerly known as the Hibiscus Masonic Lodge, a significant Postwar Modern landmark designed by Norman Giller in 1950.  This Walgreens store possesses unique texture details and a few minor flourishes including abstractly designed storefronts that offer a kaleidoscope effect, and signature fishnet windows. The building replaced Gilbert Fein’s single story Dorick Apartments.
